Interesting thread, how about the days when back in the 70s buy farms of alfalfa for 300 per acre do a land split for $250  and get 12k per acre for it on easy terms at 9.5 % interest and do 300 to 500 acres at a time.

I also wouldnt bet the farm that things wont get broken or trashed. maybe not completely trashed but i bet you will be surprised. also, if you are worried about the platforms taking a "chunk" of profits, just raise your prices on those platforms. you can still rent to family when available. 

Our regular insurer, State Farm, does not do such coverage anymore, and after checking with several well-known national carriers, I found only one that offered it, but the lead agent couldn't be bothered to put the details in writing in an email.There must be companies that specialize in this kind of coverage, I figure, and there must be other property owners in a similar situation who have such insurance.
