I have at least one more year left at this duty station, so my plan is the purchase a unit and rent it out once I PCS, the turn over rate in this place is pretty high so renters are guaranteed.

I have visited Indianapolis in the past (was almost stationed there in 2015) and think it would be a good market for me.  

(We will be stationed here for a couple more years.)Eventually my goal is to have several rentals to keep a steady cash flow going and to do flips on the side.

I own a beautiful victorian duplex that is on the edge of the ghetto, across the street from the site of the new police station... that was supposed to be completed in April of 2017... so while the property makes money, the appreciation is not there yet, and I have to wait for my little messed up city to come through with the plans it has already laid in place.The second type of lower income are the cash flow areas.

Not being smart enough to realize there's toilet paper at every gas station not to mention the 24 hour Walmart and the 5 grocery stores right down the street.

Hello BP, I am looking at a couple of properties one in College Station & one in Waco.

People don't go to the grocery store or gas station and expect to get food and groceries for free because they're sick. 

I've read about some new developments in the works for Trenton near the train station and recently visited the area.

And when you transfer to your next duty station you can do it again but there are some really important items to understand.2.
