I just don't feel comfortable going to the exurbs (ie Modesto) or way out of state (ie Memphis or North Carolina).

I was wondering if there was any kind of strategy that investors are implementing for these types of properties in Californian tertiary cities like Modesto, Stockton, Fresno, and etc? 

Would like to know if there’s any meetings that’s scheduled anytime in the evening from Thursday-Sunday. If there’s others outside of this time then let me know so I can alter my plans. Thanks in advance!

What is the average CAP rate in Stockton, Modesto, Sacramento areas?

Ideally I would like to buy in or around Modesto, but really anywhere within about an hour of Turlock would work.

Hi there I'm a new investor in modesto California.  

But I have a feeling there are easier markets in the outskirts I need to look into.I'm also interested in the San Joaquin County area (Stockton, Lodi, Modesto) because I grew up there and have family members there who could potentially help.
