Some let it stay some not,, If both parties are present and the judge asks if you want mediation and you both agree, sometimes you can set up a payment agreement with a substantial amount paid, within 24 hours by money order or cashiers check, and balance in payments, over the next 30 day's if you do this include January rent in the agreement, So you could do like $500 due next day, 350.00 10 days later, and other 350.00 7 days later until all rent is paid up including January by Jan 15th..

The fines are from properly noticed noise complaints.My question is whether he would sue the HOA or me and I’ve have to join the HOA in the suit or mediation if he follows up on his claim that the damage bill was too high or the noise level was not bad.

In retrospect i shouldn't have gone to this meeting without a lawyer.They have assessed $4k of infractions and an additional 10K in legal fees to have a lawyer mediate on their behalf.This is the most absurd fine Ive ever gotten.

My property management company left things out of the lease and the tenants filed for mediation and are asking for below market rent.It hurts, but I'm okay taking the hit on the remaining 6 months of the lease, but want to protect myself from being subject to California rent control if the tenants stay beyond the initial lease.I don't want to be stuck below market for any time beyond the initial lease.The tenants are college students with lawyers for parents/co-signers (adding this to my book of red flags!).
