The owner went on the roof using a ladder and took a couple of wacks at the chimney with a sledgehammer and big chunks of brick, morter and clay flue fell down on the roof and damaged the roofing, and rolled off into the yard where the boys broke it up.The put in wheelbarrow and took it to a pickup truck which squatted heavily when filled with bricks.

After some research, I've come up with the following:- Blown-in insulation to fill the joists with hard-packed cellulose- Add asphalt panel board layer across the entire ceiling to the existing drywall and fill the cutouts. - Add a second layer of 5/8's drywall to the asphalt board.

For me, if the lead has a somewhat filled out BP profile, it's probably decent quality, otherwise its an aspirational investor, rather than an investor.

single family homes in the city are a relative bargain right now, depending on school district...There are some great schools in the fishtown/olde kensington neighborhoods and our single family and apartment units all stayed filled without any real vacancy over the last few years.

If you evict, how much money will it cost in legal fees, court costs, lost rent (because the tenant will probably stop paying), and vacancy while you prep and fill the vacancy?
