Can we start picking Lottery numbers next? 

I might play the lottery and expect better odds.The other problem to consider here is even if matching a pair is possible, how can an appraiser be certain the value indicated is accurate?

I'd think a clean well taken care of place to live for $500-700 or whatever your rent range would be...would be no problem to find a good tenant - We lived the life of renters for a year and a half or so for the first time in our lives and quality rentals that are reasonable in Topeka is akin to winning a lottery ticket -- if you can't tell I was quite discouraged and very disappointed most of what's available if it was nice went immediately for ridiculous prices and most of the rentals were garbage for what was charged.My perspective comes as a home owner the instant I moved out of my parents house at 24 and then starting to own rentals at 26 and having never rented - so I'm probably again suffering from bias and a jaded perspective having been forced to rent. 

@Diane G. it is 3 units, expedited Pgrm which I qualified for as I was in the lottery 2 years beforehand.

We do have a ton of low-income housing in our area where people live there while waiting to win the Section 3 lottery.

The tenant has a scratch-off lottery ticket gambling problem and often comes home with "many"  tickets in his pockets.

But I would think that's pretty close to playing the lottery for a payout.

As a newcomer to the business you may find hiring a GC is much more dangerous than meets the eye.On your first few projects you will just be vulnerable, that’s not to say you might not win the GC lottery.

I am now at the point where I rather buy a condo or small house with potential for sweat equity to live in, while I invest in OOS TK properties like memphis invest.I really don't see a way to invest in my local market unless I win the lottery, join a company that IPOs, or partner with another investor to get into a more expensive property (I would prefer to have a few investments under my belt before doing that).
