Keep some long term (hopefully the low maintenance ones, and here I mean interpersonal maintenance not necessarily maintenance to the unit, although they often coincide) and then turn over some others to yield market revenue streams.Otherwise it is good to hear that you have maintained lengthy tenancies while keeping rents up.

I'll let others comment on how likely this is to screw up your interpersonal relationships and stay in my lane...Assuming this is the residential 1-4 unit space, joint mortgages is very likely to hinder each partner's ability to get future mortgages at some point; the lower each partner's day-job income, the sooner they will hit this wall.

MFH multiplies your management responsibility; what you gain by having one roof and one location you subtract by being involved with interpersonal relationships, as there will always be instances of tenants not getting along, ruining the atmosphere for everyone else, etc.

If this dog displays behaviour that is unlike a trained service dog (destruction of property, aggression, etc) than you, first of all, can be confident it is not a service animal and second, you can require the dog to leave.
