Borrower has the 3% loan in place for the duration, and 14% investor can be paid off with increased rent in say 18 months.  

The increased risk is generated by the fact that the owners are relying on the validity of the tenancy in common Agreement for their usage rights, and it is possible to imagine legal circumstances under which this validity might be undermined.- If the subdivider or someone with relationship to subdivider sells, a public report must be done.

My terms are identical to yours as far as the 1-year lease with 3 options to renew (for them), 3% yearly rent increase, etc.

Currently we are seeing STR owners posting for sale due to reduction in prices they can get per night and the vacancy rate increasing. 

PS is revolutionary because of how it has simplified access to all of the various data points investors need to make a decision and because of this its extremely popular.You do not want to be using a popular lead source to increase deals because everyones chasing the same deals.And nothing will change with there data because there business model forces them to have to buy and license the data they get which means waiting for the county/databroker to send it to them which guarantees anyone using PS data will be behind the counties, only getting a fraction of the leads and getting those late leads the same time as everyone else.How do you get access to the leads first.

Increasing for times when there is more demand and decreasing when it is slow. 

I've had to override Christmas 2025 to make it higher because PriceLabs has it too low...but if I increase my base rate, the other dates are off...this may fix itself over time as PriceLabs learns my occupancy and rates, not sure).

This is very helpful.I agree and am aware that there is increased risk to an auction property. 

Or is it calculated daily and the base rent increases after 10 days when the late fee hits the account?
