Pretty,  as others have stated here, the permitting process through the City of Cape Coral has been hindered by their ability to scale up their staff to handle the massive demands for all permitting including new construction but also anything else that requires a permit, home improvements, sea walls, alternative sea walls, pools and more.From your post, I can see that you are frustrated, and I believe some of that is due to not understanding the steps and processes of new construction, including what must be done prior to submitting permits.

Be sure to include one of more exit strategies in your LLC documents.

Again, if your $250k is true, and includes all the electrical upgrades, new plumbing runs, potentially new foundation pour (since I assume the existing garage slab is not capable of supporting a new two story house), I am guessing since I don't know the market, but assume you will have a lot of equity by completing the project.

As well as I just launched my starter supply and Bath product campaign on my current properties and will include it with new ones. 

But even then, seller financing is rarely substantially better than another investment they could make (including trust deed lending, which will often be at a higher rate than seller financing)In my experience, the owners who find owner financing advantageous are at the ends of their careers and are not interested in looking for another investment (other than the usual retirement funding sorts.)

This way the broker can search hundreds of lenders (Including Easy Street Capital) instead of just hoping that one lender can get you a good deal.A direct lender can work very well for Conventional loans, but if you were hoping to get a good deal I would look elsewhere Or you could search for hundreds of lenders here on BP or online yourself and avoid paying broker fees..

There are many service companies that will manage seller finance notes including the payments, escrow accounts, and documentation. 

If not, take this moment to adjust, including in case of divorce, mental/physical health, etc. 

I did with with mine and pay myself back interest included but I don't if that's an option your plans offers.
