I think that this gives me pause give pause as I was previously looking to invest out of state in the larger cities that merely had the best price to rent ratios.That said - the article does point out that some of these cities ARE gaining in population, due to things like immigration.

Furthermore, the lack of housing and the still strong desire to immigrate to the US will keep housing prices in general high near and midterm.

Also Gen Z Engineer way of thinking is very different than our usually-immigrant-in-south-bay that's more focus on family, this drives up totally different housing need as well as GenZ tends to see "experience" and more into "on-demand" mindset.

It is amazing watching naturalized Americans and immigrants to this country seize the opportunities that are available... while so many born here wallow aimlessly about.
