@Richard Gray III Nothing is stopping you from getting pre-qualified while you do you look at deals.

Its a surprisingly gray area..  

@Janeil Gray not impossible but highly improbable that you will be able to convince an agent to share a $0 down offer to his/her seller. 

Sometimes the networking, marketing, and hustle that go into creating such opportunities can get into a gray area or cross a line of you providing benefit to the plan.

This one event ruined my whole year on this unit.If you buy a place and see gray plumbing pipes, address it immediately or run away.  

Undoubtedly, others will trot out Don Campbell and the RIEN network (though many like his publications and organisation, I'm find them a little too sales oriented).I would suggest Douglas Gray's "The Canadian Landlord's Guide: Expert Advice for the Profitable Real Estate Investor" as a good primer. 

Besides a few YouTube videos that don’t explain much lol @Spencer Gray thank you, that’s definitely helpful :) what would you say is the best way to go about finding syndications to invest in through BP like you mentioned ?

I think you could re-paint the house white with a bright accent color on the door, add some shutters and maybe a gray or black trim paint on the window frames...
