I’m curious though…if I looked at a market that is in a 2/3 hour radius of my household in my state of AR, why would looking in a 2/3 hour radius be worse in the state of TX?

Upgrades/repairs include:flooring (tile and carpet, entire house), painting (entire house), complete kitchen renovation with new appliances, cabinets, sink, lightingcomplete bathroom renovationsupgrade/replace ACupgrade/replace existing hot tub  upgrade/replace furniture/bedsupgrade/replace old pier with newadd new kayaks, paddle boards, and bikesI am thinking anything that is removable (furniture, appliances, water toys, bikes, pier, etc) could qualify as an asset for the LLC and thus be used as a tax expense for the LLC.  

Full new paint, new flooring (vinyl plank vs carpet), new cabinets, countertops, fixtures, sinks, tubs, lighting, basic rental grade appliances, etc.

Paint, flooring, landscaping, some new appliances, fixtures, hardware, etc.  

If this were my unit I would probably opt for a stainless refrigerator with no ice maker, and all stainless appliances, and maybe a dishwasher if I thought I could get more rent for it.

A typical turnover can be a month or 2 of vacancy and $2-10k in make-ready costs (cleaning, paint, flooring, appliances, towel racks, vanities, etc. that gets beat up and broken norma wear and tear). 

The key is to save a decent amount for that rainy day.If you're buying a newer house with upgrades on the major systems -- roof, furnace, water heater, sewer, and appliances?

Next I would definitely walk the property extremely thoroughly, look for foundation problems, roof, hvac, appliances, every sqft of the property should be inspected.
