With how tight the markets are across the USA I'd imagine you'd be looking for a needle in a haystack if you were trying to get a BRRRR so profitable that you were able to pull all of your money back out AND pay of a HML.

You may find better opportunities there in terms of price and returns, but I think both cities are going to be finding needles in a haystack for good cashflow property.Flipping on the other hand may be doable in the right areas for quick sales.
