@Chris Clothier  I think the play for a company like you is to buy them then DONATE them to the Church's  and take the write off's... get the great goodwill you would no doubt get.I know when I had my painful days of foreclosing on 200 plus of these types of homes and ended up owning them  that's what I did with the one's I felt were beyond salvage..

I suggest goodwill letters to lenders as they get the balances brought current and paid down, worth a shot.

Google "goodwill letter" and "debt validation letter" for ways to clean it up

It should buy you some good will with any neighbor and hopefully give you a heads up before the city gets someone out there to check anything.

I'd be fine doing this for any of my teants, doesn't have to cost me extra or require extra work on my end...and you get some good will from teants.

I'd call the plumber, ask if he knows what caused the slow drain - and verify he was paid in full.My lease also says they are responsible for clogs unless the stoppage is between the outside of the unit and the street.I'm guessing that being a A Class tenant they did not want to put up with even a slow drain and have the $ to pay the bill and know it's their responsibility and that they're only looking for a little goodwill or a 'thank you' in return.

Could the buyer argue that he's paying a premium for the SFHs because of the goodwill/infrastructure included in the sale?

If we choose to act on our worst inclinations we will only reinforce those beliefs, while if we choose to act based on fact, reason, and goodwill we will often find we've changed our own minds. 

Even if the value is good will it make you money or lose money.
