I'd gently recommend to your tax preparer that they review that concept.  

They were called due in the last downturn, so are not cuddly gentle creatures...but have a bite.

Here's another twist that could help mitigate. 

Obviously, we cannot account for all the twists and turns in life but if you have an idea of where you want to be in 5 years you can work back and start building short-term goals and taking action towards those goals.

The value of a building with cutting edge optical technology that is installing made to order dental implants with patented technology, will differ from Mary Smiths gently used doily resale shop. 

Think about water access as well-a gentle hill vs flat land.  

I'd personally go the gentle route for as long as I could and try your best to help the guy.

I'd say as long as your not buying top of the line appliances and instead opt for gently used or discounted appliances they should pay for themselves pretty quickly... but nonetheless it is your choice.

Get yourself a good Realtor, one that specializes in co-ps in your area--there are many twists and turns in the road from listing to closing.Ask for referrals, speak with the members of the co-op board, see if any broker name comes up several times (in a positive way!)
