One thesis I was evaluating was purchasing 4-plexes that need only light rehab at the worst, maximizing the units I could conventionally finance for 30-years at low rates, as well as gaining obvious economies of scale on closing costs and property maintenance, then turning to my community banker for purchasing REOs and other distressed properties, with all meeting (or nearly meeting) the 2%/50% guidelines (adjusted up or down based on "risk" of location and frequency of expected turnover).

Is there anyway to turn off when you guys "help" out by changing the frequency of how often I get keyword alerts if I don't happen to click on them for awhile since I can see from the headline that it doesn't interest me or god forbid I'm working and just skip it for a day here or there.It resets to weekly so then I get this thing with hundreds of threads and I don't look at anything.Additional peeve is that when I get something saying this is happening if I didn't have to go and try to reset it multiple times before it actually works it wouldn't be so damn annoying.

I have observed that around 11AM east coast time is when these messages hit with greater frequency; coincidentally, that's about the same time as the west coast is getting their day started.

I've mailed to absentee and owner occupant, and my deals have come from both.Your frequency - You will get deals off of your first mailing, but I've read in a few places and heard on podcasts that more deals will come from consistent subsequent mailings to the same list.
