If you find something wrong with the property after you have an inspection, this is the point where you can negotiate the price or have the seller fix the problem.

My plan was to purchase a lot and build a foundation, bring in a doublewide/manufactured house. have it placed on foundation and have a structural engineer reclassify it as fixed real estate. then, I would refinance. 

Some will have snags with permitting, some will have contractors you need to fire and then pay more for a new crew to come in and fix the job.  

Your best bet is a Fix and Flip loan (HML).

I want to be a investor buying and holding as well as fix an flips.

some like to fix and flip some like to hold for cash flow, figure out which you like and take it from there  Monthly...so guess rentals.

Great to know that if I find something worth fixing up that I now have a GC to connect with.
