We finally closed our physical office in 2024.

But given my parenthetical statement, and this shows where perhaps you may have less experience in the STR world, for no valid reason, your preferred platform can make a unilateral, unfounded decision to ban you and there goes your business.Which brings me to my final point.  

I currently am working on a project and have a ppm my lawyer is finalizing a few things on and have a few ideas on how to raise but wanted to reach out to hear from other investors that do have more experience in this area. 

Once you start to find something wrong with almost every deal but finally find one that really makes sense, run it by your mentor to see if they agree it is a good deal.

So, I no longer live in those areas and am very thankful to finally have insurance.

What little trust I had in the seller disappeared during this process.Now, three days after finalizing all that, I get a text from my agent that they have assigned a street address.

So I call many "Deferred Specialist" and they finally advise me to do 1031 instead because if the LTV is not less than 50% and the sales proceed are not large enough -- it's not profitable for them to work to manage the Deferred Sales Trust AUM. 

The Surveyor finally showed up, two months after we started. 

So your $300k number might be what the flipper sold the final product for, less what they purchased it for.
