My longest recent rehab was 2.25 months and added a half bathroom, took down 4 walks including load bearing, put up 3 walls, new plumbing, electrical, flooring, huge percentage of drywall, an eye brow porch, new kitchen with full layout change and new bathroom with full layout change.  

It's deterrence vs catching the criminal.

If you are going to invest in class C I strongly recommend you physically go visit the property and the area with your own two eyes.

I see a lot of LL compare their old unit that hasn't been remodeled in 15 years and has delayed maintenance to some newer units.... they create a vacancy but jumping to what they see as market and that vacancy and remodel costs them tons of $$ that takes YEARS to catch up on with that jump to market.

It’s a Catch-22, it helps me perform at work, but it also put more stress on me…. sometimes I like that, sometimes I don’t. 

Reading markets like Allentown, Pennsylvania, from what I’ve heard, have been quietly catching investors’ attention lately.

I hope you were able to catch some reds and sea trout in the bay.
