My question for the group is HOW to get access to this equity without refinancing the props, banks seem to only like to do 50%LTV max on lines or loans, and having a high prop count does not seem to excite a bank even though the CLTV of them all leaves a good equity position to be had they don't seem  interested.Is anyone using any exotic or interesting NON bank type deals to get access to equity in any type of private or commercial deals I need to be knowing about ?

It is not like HGTV, in my experience, in fact the reason we lack a landlord reality show is that if you do it right, it is not that much drama: cleaning, painting, showing units, rinse repeat...I don't know about some of the more exotic strategies out there, but this is what has worked for me--buy and rent out 1-4 unit residential properties.
