Profit margin varies directly on volume acquisition, origin, and how exotic the material is. 

No exotics (anything beyond a cat, dog, or caged bird), animals must be fixed, housebroken, all shots, socialized, and I will meet the pet.

I have tons of support from my husband who owns royalty exotic cars.

I remember those late night infomercials, with flashy cars, beautiful wife, private jets, and exotic yachts.

To me, whenever exotic instruments pop up and start to gain steam, it means the end.crash is near.

This includes everyone from the people that join a REIA for $150 per year and go to the monthly meeting and weekly workshops, to those that spend $50,000 on a mentoring program.And out of all these people with the ambition of being full time real estate investors, sitting back and living on their passive investments, sending their managers to collect the monthly rents while they vacation on exotic beaches, all these 30 million people who had the drive and ambition to spend time and money to try to reach this goal; how many do you think did obtain the investment results enabling them to build a portfolio of real estate or real estate related investments providing a sufficient enough income for them to retire in a lifestyle of fun and carefree living?  

My question for the group is HOW to get access to this equity without refinancing the props, banks seem to only like to do 50%LTV max on lines or loans, and having a high prop count does not seem to excite a bank even though the CLTV of them all leaves a good equity position to be had they don't seem  interested.Is anyone using any exotic or interesting NON bank type deals to get access to equity in any type of private or commercial deals I need to be knowing about ?

It is not like HGTV, in my experience, in fact the reason we lack a landlord reality show is that if you do it right, it is not that much drama: cleaning, painting, showing units, rinse repeat...I don't know about some of the more exotic strategies out there, but this is what has worked for me--buy and rent out 1-4 unit residential properties.
