If so do you have any suggestions or tips for best practices to do this?

I am looking for suggestions on how to structure a partnership (short term) that will benefit him but allow me to be dissolve our partnership after a couple years as he isn't interested in long term holds. 

I would suggest taking the route of option 2 or 3, so not only are you saving over 10k in rent per year but the residents help in paying down the debt.

I suggest the buyer at least get an estimate of the potential tax savings. 

For example, one poster above suggested you should use short cuts like NOI/price to figure out a the cap rate and if the cap rate is too low you don’t look into it any further.

My suggestion is not about how you invest $25,000 but rather how can you make consistent investments in RE over time?

The longer it stays in the same taxpayer name before changing it, the better.I would also suggest you speak to your CPA before making any decisions.

If you decide to use my DPA grant, I might suggest refinancing after you make 6 payments.
