The markets you mentioned in your initial post in this thread are great markets, but they're all heavy on appreciation and light on cash flow.

OTM = General, overhead/widescreen view of nationwide market tends.BPRE = Detailed ways specific people are making money in real estate.

Ok so a diff path then my previous post.I also wanted to invest in real estate but just assume( and bet is probably true) that most of the people that find truly good investments have  either or all of the following the most "average joes" don't:1.

You are investing in real estate with the hopes that your tenant will have a voucher, if that's what you want.

If supply exceeds demand, then the lower cost supplier will set market rates, and high cost supplier will lose money.for the current case of real estate, most markets have more rental demand than supply.
