These are things you can give in detail to the buyer:Cash flow on businesses, condition of equipment, payroll, more info on liquor license transfer, are there existing liabilities, is the seller willing to sign a non-compete clause in case they want to open another similar establishment or invest in one,  ask about current manager...staff experience, are they willing to stay.

However, I don't do it on mine because its very questionable to me whether the total cost to total benefit calculus really makes it worth while for individual SFR properties that are not cookie cutter duplicates of one another, equipped very differently, bought at different times, in different locations, etc.

You'll make far more in maintaining good units and giving appropriate yearly rent increases.Some multi-units own the equipment others rent.
