I want to make sure that my calculations/assumptions are correct before I embark on any type of next step.Knowing what I know about CMAs, I'm confident that the property in question is worth around $130,000, so for argument's sake, we'll consider this the purchase price. 

Analyzing properties has become categorically easier and I am looking forward to the new journey that we are embarking on.

As I embark on my REI adventure, I would like any references for trusted contractors in the Trenton/Central NJ region.Also, do you find that the service plans from PSE&G worth it?

I'm still confused by how learning local real estate law, contracts, customs, etc can be considered a negative before embarking in...well...real estate?

@Brent Mattison pretty sure this is not the forum to discuss Estate Planning but here is a glimpse of what you could possible do.Disclosure: I am NOT an Attorney, CPA, Accountant, Estate Planner or any other related Professional and Individuals should AWLAYS seek out the advise of licensed professionals in the related areas of expertise prior to embarking upon any endeavor.It all starts with your S-Corp and from there you can put together 401ks for each member of the Family (Company Members), HSA Plans and put everyone (see age restriction below) on payroll.
