there is a reason its vacant.. its probably really D or F class I would think .. given how hot texas is .. not literally but in the MF space.. use extreme caution.

we don't provide W/D or Refrigerator, and when they are provided, it is with expressed writ tend notice that landlord will not repair or replace them.Like AC systems, these are subject to the most tenant abuse.

Often, people that don't have a huge amount of cash up front are tempted to invest in lower-tier properties in C, D, or War Zone areas where properties are $5-20k all-in.

I am not sure that I would feel comfortable living in a duplex in Memphis that was < $100k since those are not typically in very nice areas, probably D or worse.

At the state level your contractor should be collecting sales tax from you and turning that over to DOR.
