If you want a place that blends into everything else go for it, but discerning owners can do much better by spending some time picking a theme and outfitting to suit.

The deals are still out there and they surface occasionally, but you need to be able to discern the deals from the non-deals and have the ability to move on them very quickly. 

My only concern with that technique is that you would have to discern the advice you get as more advanced flippers may tend to use private money to fund flips versus HML.

I absolutely recognize that there are probably some "truths" to real estate investing that don't change, but new investors can't always easily discern what those are.I've been very appreciative of how little gatekeeping I've encountered here.

Even if they forgot to disclose them, the mark-up prices should be the same for every invoice (e.g. 5% for every bill) and that would be easily discernible.

However, in recent years, discerning investors are seeing immense potential in secondary and tertiary markets.
