DavidThe Beneficiary does not issue deeds unless he is also the trustee, and being a beneficiary and the trustee kind of defeats the purpose.Chuck I covered this method in great detail, I just don't remember if it was this site or others.

They to get a lunch and they get time off, who is to say that it has to be done during working hrs.See we have to learn not to focus on the small things and let them determine if they are willing to help or not.Before we even get started we have already defeated the situation.Did not mean to burst the bubble, but Congressmen and Women are Federal workers and look what mess they have us in today.Don't buy into the HYPE.

If so, then selling the one to buy another somewhat defeats the purpose (assuming your first property is a good one and cash flows - if not, you might consider selling and cutting your losses on that one).

A single member LLC is usually eaisly defeated as most owners can't see themselves making out a minutes book authroizing themselves to go buy materials or make an offer on a property, but a well maintained entity would require these efforts as evidence that the LLC was actually a seperate entity from the owner/member.The more you treat your entity as a seperate being the better off you'll be in having it viewed that way.

Having an LLC in one state and doing business with it (having the property owned in another state, as example) defeats the entire purpose of having an LLC which is a layer of asset protection.
