It sounds like you might already be aware of this, but the only time you can put a rental property on a Schedule C is if you provide those "hotel-like hospitality services" that you mentioned, which means things like not just cleaning between guests, but daily cleanings during guest stays, and/or providing them with things like meals or entertainment during their stay. 

If I don’t have a few inquiries daily I automatically assume something is off with the listing.

Hi,I have tenants that are ignoring the no smoking addendum in their lease and smoking both weed and cigarettes in their unit daily. 

Current in the Reno Tahoe market we have over 1600 properties we can look at daily, single family and multifamily.  

Our daily pace report, which compares booked revenues to-date versus a year ago, shows the following:September +19.4%October +17.8%November +19.1%That doesn't mean this is where we end up for these months, just that more vacationers are planning ahead for stays, versus one year ago.  

What kind of daily tasks would you most like to automate?

I would focus on running numbers daily until you see what the best path forward is.

The better ones seem to have a dorm room structure of cleaning and caring for the units with chore assignments.

I work close to the car washes so it wouldn't take much time for me to go check them daily or every other day and I'm hoping that between those and the 5 apartments we have, I'll be able to quit my full time job and manage these full time while expanding my portfolio.
