While some lenders may offer it, these scenarios often require near-perfect alignment of high DSCR ratios (1.2x+), excellent credit, and property cash flow projections that are difficult to meet with this leverage.

I bet that essentially no one is starting new construction projects, which bodes extremely well for owners 2-4 years from now.- Prices for insurance policies will never go back down, but it is not unreasonable to expect costs to rise at a more predictable pace from here.

Why make it a DIY project?  

Hi Brett - local PM here - we have a few development projects, small multifamily and tonwhouses that we are gearing up for sale in the next 6 months.

At the end of the project I started asking different questions to my realtor, who I still use.

First thing I notice is the big jump in ARV from the Total Project Costs.

If I had not been, then I would have a lot of projects only half completed and a lot of investors very angry with me. 

I was thinking this might work on my property in Redding and can be adapted to a shared housing project for seniors (though I'd want rooms large enough for bed, bath and seating area)  It's my understanding that it is considered a SFR with seperated bedrooms as far as planning.
