There are a couple of others less commonly used. 

Hey @Patrick Braswell  You shouldn't have any issues getting a DSCR loan as long as you have at least 1 borrower who owns 20 to 25% of the property, or if a couple of you can get to that level combined. 

This exclusion allows you to avoid recognizing up to 250,000 of gain (500,000 for married couples) on the sale of your primary residence.Regarding your investment property in LA, it does qualify for a 1031 exchange.

I think in unit microwaves and induction burners and with a couple of common area meals/ week might make it work.

The BRRRR strategy was great a couple of years ago, but it's much harder to do now because of the high interest rates.
