With respect to the LLC, you can continue to reuse the LLC since you’re not keeping properties in the LLC.

And you can quite literally walk there from the U.S. side if you didn't forget your passport at home :) Of course, I don't know how much (if at all) this could affect a hospitality business, so I would continue trying to find someone who actually operates an STR here to find out more.

We've seen the rental market soften here in the greater SD area as whole, prices may continue to soften towards the end of the year. 

All you have to do is look at the better business bureau complaints and the continuous instances of predatory billing practices to know how much they care about their customers.The 5 star reviews are a sham.

Therefore, if you look at history, real estate has continuously performed in an upwards fashion while, like any other investment, has experienced short lived corrections from time to time.

Demand may be higher and supply continues to be tight. 

But after a year or so I want to purchase my first single family home and BRRRR it and continue BRRRRR'n SFH's. honestly, I'm not sure if this is a good idea, or good start.

My advice is to be wise but continue.
