@Noy Rivlin Most single family homes that make sense as rental properties are about $125k-$225k.

One thing I suggest doing as you do your research as well is to find a property on AirBnB that you like. 

If the property fronts on a state road, you will need an Highway Occupancy Permit from Pennsylvania department of Transportation, to gain accces to the road. 

It will only appraise based on comps of similar residential properties.

@Shannon Vistisen I would say this, unless you know everything that is tied to that entity, buy the property alone.
