Hey @Eric Andersen, so there are a lot of regs in the DFW area.https://www.fortworthtexas.gov/short-term-rentalsRentals are not allowed in residential districts: A-#, AR, B, R1, R2, CR, C, D, UR.Dallas recently banned STRs in single family homes but there was an injunction that blocked it.

So for this industrial and manufacturing boon to actual take places the states are going to be a huge determining factor. as someone else mentioned the gov of MI being a stumbling block ( I dont know her stance or if its an issue or not)..

Or I could require them to buy area rugs and put this requirement in their "pet addendum" leases. i am leaning toward doing it myself and letting them pick the color.

I am by no means a cost seg expert, but I have been around the block a few times to know that in most cases, a $500k property value is not worth the efforts for a cost seg study, mainly because the investment strategy for the investor may change out of option, or necessity and depreciation recapture becomes a risk.Why take on any risk without extreme rewards.These cost segs are more appropriate for large commercial buldings where the early tax deductions assist the owner during the times when the holding costs are higher.

Folks vote for no more STRs, they are gone and you are out of luck.If there is a large block of condo's owned by a single entity, like a wealthy family or corporate entity, you are also in the same boat.
