I've gotten a bathroom sink for $20, light fixtures for $5, paint brushes for 10 cents, 4x4 tile for 5 cents each (brand new), light switches for 10 cents (even a dimmer switch for 50 cents), drawer knobs and pulls for 25 cents each, and so on and so on.

Don't brush off other buyers completly, you just have a deal pending, if it blow up you can go back to those interested.

I am pretty handy with a hammer, saw and paint brush and I will do a healthy amount of the maintenance myself.I have several friends and acquaintances who have residential properties intended to rent to UoM Students, and I will be meeting with them to see how they have done over the years.

I must say I am familiar with the smart key having some security issues, but I use them at my residence too.If someone wants to get in a house, its really not that hard, my biggest concern would be someone breaking into a house when people are there, so I put a "Texas lock" on every exterior door (manual round thing that you would have to break the door down to get into), that is the best security for nights.I'm glad you brought up the smart key problems, its something I need to put more thought into,,,,I'm considering going to brushed nickel instead of gold for exterior hardware, that might be a good time to look at alternatives

You may not be able to get the same prices we do, but these are some of our baseline contractor prices to do the following complete renovations to these respective areas:Complete Kitchen Remodel: $3,500 (refinish existing cabinets, install ceramic tile flooring, new Formica countertops, new stainless sink with new brushed nickel faucet, new cabinet fixtures, new basic light fixtures, other basic repairs, and all labor included - does not include appliances).

Then we used a rotary scraping attachment that we attached to a hand drill, something like this:http://www.homedepot.com/p/Forney-4-in-x-1-4-in-Hex-Shank-Coarse-Crimped-Wire-Wheel-Brush-72739/206472317It was a little thicker than that -- worked great but it was back-breaking work using it with a small power drill.
