What do you guys think about the DOJ attempting to dictate the way realtors get paid?

My opinion for what it's worth, Account Closed, is that it's much harder to find a deal now and make the numbers work.I believe there is more "investors" or at least people attempting to invest than ever before - combine that with our current situation of higher than what "most of us" are used to and low inventory = 10X harder to find good deals - in my opinion.Wholesaling being easy is a myth...I know so many people here in Chicago who talk about it, but the number of people doing it at any scale for a length of time is nearly zero....the one guy I know who's been at it longer than most here in Chicago is @Zach Shepard and he's a silent snipper!

Hi, I am attempting to develop something similar to this on an R-5 lot in Atlanta.

My wife and I don't want to follow the scale up construction company model (we already did and it wasn't the best).We do a lot of labor on our projects and are looking in to the future and realizing our bodies will not hold out over time.

However, after reflection, I realized I was becoming too emotionally attached to my first investment after a 15-year break and faced challenges finding reliable contractors.Update (5/17/23):After three failed contractor attempts, I finally secured a reliable one.

The 10% you think you gained is long gone if you attempt to sell with an active mold issue. 

It was my father's investment and I was just attempting to please my father's request.

Any attempt to expand or change this market would likely need to address these structural characteristics. 

Posting notice that you are attempting to contact them (or at least sending certified mail) will at least show that you are making an effort if the tenant would later take you to court over unfulfilled repairs.
