The main place you will bleed on buildings is plumbing, but electrical is what drives you into full gut rehab territory on older buildings.

I would imagine that many red states would be the ones filing the lawsuits.I do agree that the bleed from the states like CA's laws are a danger for many other places.

I realize they wouldn't be as profitable, but if it allowed you to stop the bleeding, make a little bit of profit, and hold onto the property, perhaps it could still work?

Turn most all of them in to long term rental to stop the bleeding.

So until you get to know your partner(s) well and have full alignment with them, try to avoid partnering with anyone at all costs. 

Expensive cities like LA, San Francisco, San Diego, NY, Miami, etc would keep bleeding middle class Americans who can now work remotely and are not tied up to these places.
