Getting the license makes a lot of sense now.I will tell you that there has been a number of occasions where disclosures were not given to me, especially the Agency Disclosures.In fact, one Broker was representing both the Seller and myself just recently and I never received the Dual Agency Disclosure.Another problem I see is in the case of a building that I bought over 6 years ago which is past the Statue of Limitation for Real Estate lawsuits, the legal use of the property was mis-represented by ALL parties, including the Agent, the Broker, the Appraiser and the Attorneys.

I am not an accredited investor and have on a couple of occasions seen attractive deals I couldn't get into because the investors are only accepting accredited investors.

The calculator that I use most often is...http://bretwhissel.net/amortization/I like how you can leave any one part blank and calculate for it.I hope this helps, as I know nothing about Canadian mortgages.
