Is there anyone who can help me understand how to leverage real estate investing being a military vet with 100% VA disability benifits? 

Part of those cuts included the short-term rental tax loophole, a strategy real estate investors can use to help mitigate their rental income tax by offsetting earned income with real estate losses, and could be renewed or extended.  

There are some very aggressive investors that refi into interest only products to free up even more cash in the short term - this can be much more risky though, so not recommended if you are not very experienced and have large reserves.

A prudent investor doesn't seek quick riches through shortcuts.

Most real estate investors don't get into the investment space to become a landlord.

Many of my investors that do out of state are also looking in the midwest like Ohio. 

That creates a really nice price / rent ratio which is favorable for investors looking for cash flow.

Big cities tend to have more regulations, more crime, more leftist-leaning policies that hurt investors and private property rights, etc.

Seasoned real estate investors are generally best suited to make this call.
