One is my old Aviation partner his company is relevanthomes in Oregon you can google.. and there are others who build them in factory's and crane them in.so there are many who are a decade ahead of you I would study what they do.. also working in a jurisdiction that is anti development and density is probably not a smart thing to do.. find out where they want them then work there.

Commissions are between you and the seller and for anti trust reasons there is "no standard" commission.

They claim to be tenant advocates, but with the false habitability claims and their income scheme it sure appears to be an anti-landlord group than a pro-tenant group.I used to have 3-4 evictions a year, but have been better about tenant selection for the last few years, and am a better negotiator to get them out before filing eviction, though the booming economy for the last decade doesn't hurt either as tenants can all be employed if they choose to be.

There is no set fee and there is no automatic "agreement" on what commissions will be (anti-trust).

If you choose to foreclose judicially or non judicially, you may still be subject to single action (Anti Deficiency) so whatever you do, you'll most likely only get one shot (One action).I'm not sure there is any "legality of math" doctrine out there.
