@Andrew Garcia, I would take a look at rents for a similar size (square feet and bedrooms) property so I’d have an idea of what the income might be.  

It's a big house w/attached granny unit and remodeled 1 bedroom garage studio - that's why it makes so much rental income.  15 mins outside of St.

We have found that setting our expectations about what we want is helpful (financial performance, level of renovation we can handle, forced equity opportunities, number of bedrooms, etc) and then waiting for a deal to materialize. 

It’s similar to how apartment listings are grouped by bedroom count and price.
