@Jacob Blackett exactly and based on that vast experience I do not or will not recommend that asset class ever again... at least for buy and hold.. for flipping in and out make a few bucks I can see that.It was the happiest day of my life when I divested myself of all those C class rentals really it was.you may make it work but its not a wealth builder in my mind.and I am just posting to get other out of state investor to not make the same mistakes I personally made... those C class properties cost me my airplane LOL.. so yes not to keen on those.

@Steve Vaughan from my time on BP is the absolute best at solving and working through this issue.for me I did not go to school other than a little bit of JC but early on as a hot shot realtor flipper I bought a mercedes and expensive house and an airplane.. so probably not the best use of my cash and borrowing power..

but you earn a lot but there are ways to mitigate your tax burden.. ( airplanes Bulldozer etc)I get the buy and hold but that for most investors is a slow build up.. in the flip game you can make realistically 100 to 200k in a year ( taxable of course) with the same capital in buy and hold that might make you 20 to 30k in cash flow.. its all about how much time you have and how you want to finance all of those rentals ..
