I have a 4 unit property that has forced air heat but no a/c.

There are occasions where the borrower does have ability but does not qualify for traditional - but that is rare.Throw in the fact that I am not a bank so I can create loans out of thin air and only need a 10% reserve as another reason.I can share good and bad stories - it really goes to underwriting the borrower and the price they pay (paying more) is irrelevant if they cannot make payments

think about your first 1 to 2 to 5 to 10 years of ownership of a property, and the difference between:-a 1-year old furnace under warranty, and a 35 year old furnace-a house with central air, and a house without-a house with a brand new roof, and a house with a 25 year old roof-a house with a knob and tube wiring, and a fully rewired housewhich is going to have more capex?

:PJoel: NOT trying to start a fight (though I don't mind) or an argument here, but I AM one that will call out a person when they over-reach or blow hot air for all to see. 

I'm a wholesaler/investor in GA and the areas I come across deals are in Albany, Macon (college area, Amazon Facility), and Warner Robins (college area, Air Force Base).

When you say HVAC, do you mean just the furnace or is there central air for the units?

This is what I got from the seller.Remodeling: No remodeling has been done recently but is still in good condition and almost like new: a new 50-year metal roof; new central air and heat; new cabinets, sinks, etc., in the kitchen and baths; new flooring; a new driveway.  

If your hoping for repeat guests (where they pay full rate and you don’t have to share it with Airbnb or VRBO), then provide hotel size shampoo, conditioner, body wash, small toothbrush and small tube of tooth paste.  

Air BnB's and property management are two VASTLY different areas and what you've learned being a co-host does not necessarily qualify you for PM.
