I have heard that it's a good idea to form an LLC as an added layer of liability protection.

Rather than paying for childcare services from a large organization, we found that it was significantly cheaper to pay for a second mortgage than to pay for childcare.

In southern CA, even garage conversion ADU additions are typically costing more than the value added.

Since you’re considering Midwest markets, I’d highly recommend adding Detroit to your list of cities to research.
