Remember, we  have the worst traffic in the country and a subway system that's tragically on the decline because of mismanagement (opinion thrown in for emphasis:))Catching a 4 unit in the District would be ideal if you work downtown in my opinion.

But she has earned it in the early years.So that's why in our day starting out.. it was common knowledge you needed at least one year of your living expense's in the bank plus some.. if you even wanted to think about going into real estate its simply like buying a business.. you don't buy a subway sandwhich shop with no up front money.

Others have recommended that you focus to points near metro subway stations.

You could also consider moving, something I consider every time my subway is delayed :)

During normal rehabs, I often take a modern approach with white subway tile, brushed nickel fixtures, white cabinets, light floors, etc.

We wouldn't be too far away, probably a 30 minute subway ride from the current apartment.

Maybe a white subway tile back splash with a grey grout closely matching the floor.  

Both myself and my wife work in the city, so subway is crucial to us.

If you just want initial cash flow, a subway sandwich place could be much better for that.
