I would have a leg up in that I am a professional photographer, and that my rental would have a large fenced yard, playset,and a playroom. 3 rooms with 4-5 beds.I did reach out to property managers and it seems i was undervaluing its revenue as an LTR.

Still best to listen to podcast, go to meetups, check out books from the library you mentioned and house hack in their back yard, even if its pricey.

It was about 20 feet down in the front yard, so that's  a pretty deep trench and someone had to go down there and clean out 3 weeks of tenant solids before they were able to replace it with PVC.

If the house is in a horse neighborhood, and has enough land with it for lunging and stabling It seems like it's the owners call if he wants to rent someone with a horse or not.People with a horse are going to pick a place like that if they can afford it, versus a single family home with a yard and a fence especially one of those chain link fences with the little barbs at the top which will tear the hide open on the horse meaning veterinarian expenses.

All I have to do is haul the old appliances to the scrap metal yard (or sell them for a few bucks if I can).I used to install used appliances, but found that the effort of finding them and hauling them, combined with the frustration of them not always working right wasn't worth my time.
