@Ben Ballinger - typically I'll show the seller my calculations (income approach, sales comparison, cost and final value reconciliation) and reiterate the previous discussion that I'm an investor and if the numbers don't work, its nothing personal.Working with a realtor/agent can make this conversation more difficult, in my opinion.

I got Rem Relief from bankruptcy court and waiting for a trial date in state court.They are anxious to settle now and the offer they have is to vacate the property and leave if I withdraw the case from state court.Questions:Is there any legal protection for the damages to the property?

This property is occupied and I wanted to know that they mentioned "Property may be subject to leasehold interests or other rights or claims of various tenants or other occupants, and Buyer may be subject to the United States Service Members Civil Relief Act, or other federal, state or local law, as applicable" in auction disclaimers.Is this right property to buy?

I'm not sure this is accurate information, atleast not in Vermont where I own property. 4 years ago my property flooded and my tenants were displaced for 12 days, I consulted both a lawyer and the folks doing the disaster relief and they agreed that I was in no way responsible for the cost of putting them up in a hotel. 2 weeks ago there was another significant flood event and my tenants were again displaced.

All owners do at least pay their fees and special assessments monthly, but this is going to be a different beast...One other question - we need a reconciliation of the entire HOA financial history (going back to 2011 or 2012 - can't remember when the HOA started.
