Haha Thnx man....had to steal it from my man Saul Goodman from "Breaking Bad" Lol  I should have mentioned before hand that traditional financing is out of the question.

Used to be that you could get a Goodman installed for about $3k but those days are a pipe dream now.

Also look to see the brand of HVAC.....I've seen plenty of Tranes, Rheems, Carriers last for 40+ years, while the Goodmans seem to be good for about a max of 8.I do like the PEX on new construction. 

There's a tenant in place paying $1,200 a month, and the following information in the MLS looked pretty good to me:"Un-Finished Attic Basement stonewall/brick foundation 50 gal hot water heater New Efficient Goodman gas fired furnace Walk out doors fuse box electricity, laundry connections, basement dry & clean New Furnace, New Soffets New Sewer Pipes New Heating Ducts New Hot water heater New Sidewalk near the house New Electrical service New Windows Slate roof, new separate gas & electric meters"My question is whether this deal would make sense for someone looking to get started in Real Estate.
