I've got a property under contractPurchase price $78K out the door (I have cash to close) Intent: build on the property which already has a functioning well, septic, and needs PGE installed Total buildout on the property utilities: $128K including the original land purchase price.

I’m not sure if the metric has changed much with inflation and rising costs but I’ve repeatedly heard that $200 per door is a good cash flow.

I was able to check an old listing and it showed it as being 2 units instead of 3 and one bedroom/bathroom less than what they are claiming.Tomorrow I plan on having my pretty wife knock on a couple doors, hopefully she can talk to someone living there so we don't get something substantially different.

They are far more common now and harder to find models without but:1) these add cost to the purchase price2) they don't bring a lot of value3) they can leak or detach and damage the propertyI own around 50 doors and I cap off the line at the wall or in the basement with a valve and a cap so the potential for leaks is 0.00001% :-) 

I have been able to scale up to 12 doors in 2 years so definitely recommend this area.

Not a lot of screen doors or porches. 

Does anyone have experience renting with a pool, water the pros and cons, door fix the pool or fill it in and sod the backyard, is there a way not to limit liability?

My long term goals are a portfolio of roughly 20 doors or more if the opportunities are there.

I purchased the home earlier this year and only put in about $40k into it.Does anyone know if there is anything I can do or who to speak to?
