What we don't know is whether you filed an extension for 2023 on April 15th this year.

Yesterday Senate blocked further action on The Tax Relief for American Families and Workers Act of 2024, H.R. 7024, which includes the extension of 100% bonus depreciation. 

As such, the only "deals" typically require extensive renovation, because anything that is purely surface level retail buyers will likely outbid you.  

I've used VA, Fannie, FHA , a commercial lender and they required extensive docs. my bank statement loans, DSCR, and Seller finance didn't require that much docs. 

It went from 85% purchase price covered to 65% even after the deal had been analyzed by them extensively prior.

We just added some large property updates this year (heated/chilled pool, fire pit, extensive landscaping) so I am trying to get a revenue projection for 2025 given all of the updates. 

Also, they state that if I'm found to have violated these peoples Human Rights, that I can lose my other Low Income Housing Tax Credits (aka Section 8 at my other property).The complaints also state that these individuals suffered "anguish" forEven if we decided to fight this, which we probably would have a decent chance at winning, it will cost me thousands in lawyer hourly billings vs. just paying out a settlement to these people.At this point, my lawyer has filed an extension with NY Division of Human Rights and should be reaching out to the non-profit behind all of this mess some point soon.It sucks because it will be more expensive to fight it and win, than to just take the L and pay them out a settlement.

The one we are considering, Family Dollar just exercised lease extension at this location through 2027.

If the work is not 100% complete by the end of the Escrow period, may implement a .50% (on total loan balance) extension fee that will cover an additional construction term of 60 days.
