I charge an application fee for every tenant that is serious about renting, I use this money to go towards a year supply of toilet paper, nice and trendy soaps from Marshalls/ross, paper-towels and other essentials.

Bathroom, fluffy comfy towels, attractive lighting, nicer shampoos/soaps.

You will need to plan on replacing towels, bed sheets, lots of toilet paper, paper towels, napkins, salt pepper, coffee, tea, sugar, light bulbs, dish soap, dishwasher soap, trash bags, hand cleaner, shampoo, soap, etc. 

Items would include things like spatulas, sheets, soap dispensers and much more.

A soap that I've used to clean up smoke smell on walls is TSP a heavy duty cleaner you can get at home depot.

Thinking about adding soap machine.

A long term tenant would never expect their landlord to provide furniture, dish soap, or toilet paper, however, you can’t really do a vacation rental and not have a bed in the unit.
